Frequently Asked Questions
-
Cushion prepays several months of your tenant's rent upfront in exchange for a modest discount, then works directly with the tenant on flexible repayment. You get guaranteed income and eliminate late payment hassles, while your tenant gains financial breathing room during emergencies.
-
Once you agree to participate, Cushion pays you several months of rent upfront at a 7-15% discount (depending on lease duration and tenant payment history). Your tenant continues living in your property under their existing lease, but repays Cushion over time instead of paying you monthly rent. You receive guaranteed income without the typical collection headaches.
-
It's straightforward: share your tenant's rent payment history with us, review our proposed terms (duration and discount rate), and if you agree, we handle the paperwork and send you a check. The whole process is designed to be simple and fast. You'll also facilitate the initial introduction between Cushion and your tenant.
-
Not at all. You maintain complete control over tenant selection and screening. Cushion doesn't approve or reject tenants - we only work with tenants you've already chosen to rent to.
-
The discount ranges from 7-15% depending on factors like the agreement duration, how the tenant pays, and their rent payment history with you. We'll propose specific terms based on your situation.
-
No. There are no signup fees, monthly fees, or hidden costs for landlords.
-
Cushion absorbs the financial loss - we will never claw back money from you. However, if a tenant falls seriously behind on their repayment agreement with us, we'll notify you so you can take appropriate action, just as you would if they stopped paying rent directly. We may ask you to begin eviction proceedings or pursue whatever recourse you'd normally use for non-payment.
-
It doesn't. You continue handling maintenance, lease renewals, and tenant communication directly. Cushion's only role is the financial transaction - we're not a property manager or intermediary for your tenant relationship.
